The policy
Rental Guidelines and Policies
Welcome to our vacation rental! To ensure a pleasant experience for all guests, please review and acknowledge the following rules and guidelines. Your adherence is essential, and we ask that you ensure your entire party abides by these policies.
Rental Policy
We want you to have a wonderful stay. Please note, however, that any property damage or missing items will be charged to your credit card at market value. Report any pre-existing damage or issues to the host immediately upon arrival to avoid responsibility and potential charges.
Noise and Respect
Respect for all guests and neighbors is crucial. Please keep noise to a minimum, particularly from 10:00 p.m. to 8:00 a.m. as quiet hours are in effect. Remember that noise can easily carry over water.
Party Policy
We do not permit wild parties. Please keep noise levels in check; if we or adjoining suites hear excessive noise, you will be asked to reduce it. Continued disturbances will result in eviction without a refund. Any damages will be charged to the credit card on file. Unauthorized overnight guests are not allowed without prior approval from the host.
Septic System
Please use the septic system responsibly by flushing only toilet paper. Do not dispose of chemicals, sanitary products, baby wipes, or any foreign objects in the drains. Avoid pouring cooking oils or food down the sink, and limit shower duration to prevent excessive strain on the system.
Well Water
Our property utilizes well water, which may have a distinct taste or smell and can occasionally appear discolored due to high iron content. We provide Brita filters for your convenience. Although the water is tested regularly, testing results are only valid on the day of testing.
Heating and Cooling
Please use heating and cooling systems efficiently. Turn down the heat or air conditioning when not in the property, and ensure all windows and doors are closed while these systems are in use.
Children
For safety reasons, children must be supervised at all times, both indoors and outdoors. Any damage caused by children will be charged to the booking guest.
Pet Policy
We welcome a maximum of two small to medium-sized dogs per unit. Ensure pets are kept on a leash and relieve themselves on designated grass areas. Clean up after your pets immediately to prevent staining. Pets must not be left unattended in rooms and are not allowed in the hot tubs or on the furniture. There is a $100 per stay pet fee per dog, and any damage will be assessed and billed after inspection.
Smoking Policy
Smoking is prohibited indoors, including all traditional and electronic forms. A $500 cleaning fee will be charged if there are signs of smoking inside. Smoking is permitted outside if you stay at least 20 feet away from doors, windows, and children, and properly dispose of butts in designated ashtrays or cans.
Hot Tub Rules
- No food or drinks, except non-breakable, lidded containers, in the hot tub.
- Avoid entering with lotions, insect repellents, or tanning products, and rinse off sand before using the hot tub.
- Use the provided outdoor towels for the hot tub.
- Check the water quality before use and report any issues immediately.
- Hot tub use is at your own risk. By using the hot tub, you agree to assume all associated liabilities.
- A $300 refilling fee will apply if the hot tub needs draining due to guest actions.
Private Beach Rules
- No lifeguard is on duty. Use the beach at your own risk, assessing conditions and your own abilities. Children must be supervised at all times.
- The beach area may have hazards such as slippery terrain or wildlife. Exercise caution.
- By using the beach, you agree to release the property owner from liability for any injuries or damages.
Bear Awareness Bears and other wildlife are present in the area. Store all food and garbage securely indoors and report any bear sightings to property management immediately.
Food Storage
Do not leave food or food-related items outdoors. Secure all food, garbage, and scented items indoors.
BBQ Use
Use BBQ grills responsibly and clean them thoroughly after use. Dispose of food scraps in indoor trash containers.
Garbage and Recycling
- Rinse recycling items and place them in the blue recycling bin. Separate items into Plastics, Cans, Refundables, Glass, and Cardboard.
- For longer stays, seal garbage bags and dispose of them in the black bear-proof bins provided. Please place your bag in the black bag and secure the lid.
Reporting Bear Sightings
Report any bear encounters immediately to property management and alert other guests to ensure safety.
